Medallion Inspectors finds missing siding from the backs of fireplaces frequently.
The builder forgot to finish the siding on the back of this chimney. The house was 1 year old when we found this, and the buyer had it inspected by another inspector using high-powered binoculars from the ground and from the top of his ladder!

Whether you are buying a new or existing house, the roof needs to be carefully inspected. Not from the ground like some so called inspectors who use binoculars, but from above by walking on it.

Don't be mis-led by a another inspector's wife who says checking the roof from the groud is sufficient. It doesn't matter how powerful her husband's binoculars.

The only way is to climb up and get on the roof. You can't see the cracked shingles on the ridge (peak) of the roof from the ground.

We still offer and old fashioned roof inspection by getting on a ladder and climbing up to see what is going on – especially in areas not visible from the ground. You would be surprised at how often we see cracked or damaged shingles, worn out rubber boots surrounding the drain waste vents, holes left from construction, or even missing siding.

Rain gutters will cause damage if they are not pitched correctly and are holding water.
These gutters are holding water because they were never pitched properly. The house is 1 year old and the gutters are starting to pull off the house. No wonder with all the water in the gutters at almost 7 pounds per gallon.

Once again, another inspector who is a licensed professional engineer inspected this house when it was new. A lot of good it did having him inspect the house. Be sure your inspector checks the gutters, too.
