Our pre-purchase inspection is the most popular and the one chosen most by our customers. It is a thorough inspection of the entire house, both inside and outside. It includes a thorough check of virtually everything on the house, including the roof, windows, doors, the structure, the mechanical, plumbing, and electrical systems. We even operate every plumbing fixture, flush every toilet, operate every kitchen appliance, open and close every door, and check the house as a system, not just as individual components.
If you are buying a new house, we’ll apply the building codes in effect when the builder purchased the permit. If we find an item that doesn’t meet building code, we’ll include a reference to the actual code in our report. Builders like this because it helps them manage their subcontractors as well.
If you are buying an existing home, we’ll apply the building codes in effect when the house was built, or when an individual item was upgraded or replaced. For example, if the water heater in the home was replaced after 2003, we’ll check to be sure a thermal protection device was installed at the same time, required now but not required when older homes were built.
